RE: Rothfork Associates/Melrose Associates Properties
Revised Administrative Subdivision Request
Ladies and Gentlemen:
Our office represents Rothfork Associates and Melrose Associates. We would like to request an
administrative subdivision on Parcels 31.20647.0000 and 31.20633.0000 for Melrose Associates and
31.20650.0000 and 31.20636.0000 for Rothfork Associates as follows:
Tract A would be a vacant piece of property with NO building credit owned by Melrose Associates. Tract
A would remain cropland.
We would like the '/4 - mile barn to be made part of what we will call Tract B. This would combine all of
our turkey barns on one piece of land owned by Rothfork Associates. It is Rothfork Associates' intention
to continuing using Tract B as a turkey production facility. Tract B also contains an operating gravel pit.
We expect the gravel pit on Tract B would remain an operating gravel pit.
Tract C would be a vacant piece of land owned by Melrose Associates. It is a gravel pit and it is our
intention to sell this as a gravel pit. We expect Tract C would remain an operating gravel pit. We would
request a building credit be attached to Tract C.
Parcel No. 31.20647.006 is owned by Duane Pfannenstein. We would like to create a new tract, Tract D,
out of the land West and North of the Pfannenstein parcel for a possible sale to Mr. Pfannenstein in the
future. Until such time, Tract D would be owned by Melrose Associates and have NO building credit
attached to it.
There is an existing road easement by which Tracts C and D will be able to access County Road 2.
This request is being made for the purpose of completing a pending sale of the gravel pit on Tract C and in
anticipation of the eventual sale of Tract D. A revised Certificate of Survey showing the proposed tracts is
being prepared by Bonestroo. Upon completion, we will forward a copy of the Certificate of Survey to you.
Thank you for your consideration of this request. We apologize for the late changes to the proposed
subdivision. The changes are being made to comply with Stearns County's subdivision and zoning regulations.
