Bliss LLC“ whichh is owned annd operated bby Leach. requests approval of a lot split dividing Lott 1 Block 1 Buettner Busineess Park into two separatee parcels. Thee property is currently in the name of “SSecured Earnings and Waarranty, LLC“ which is ownned and operrated by Leacch. The subject property is 88.31 acres in size and wouuld be split intto two parcelss: Parcel A: Containing 3 acres (nnorthern third of parcel) Parcel B: Containing the remaaining 5.31 acres and thee current struuctures housing Bliss Dirrect Media opperations. A copy of tthe certificatee of survey illustrating thee proposed loot split is attached for Boaard Member infformation andd review. ssed lot split wwill accommoddate the sale of the northeern three acrees of the site to The propo an existing business owwner in the ccommunity.TThe City has not received any additionnal information regarding thhe potential foor pending construction oon the three aacre site in the near-term. The EDA iss required to review the loot split requeest as it relatees to the Bueettner Busineess Park Covennants in effecct. The EDA’ss review is limmited to confirming the prooposed lot spplit meets dimeensional requuirements coontained in thhe covenantss. The minimum lot size ffor industrial loots in the Business Park is three acres. Compliancee with remainning covenantts (e.g. landsccaping standaards, parking standards) aare reviewed att the time a site plan is subbmitted in connjunction with building consstruction. Action: Attached is a resolution for the EDA’ss consideratioon which findss the lot split cconforms withh the existingg Protective CCovenants in eeffect within the Business Park and recoommends thee City Council approve thee lot split. A MOTION to approve/ddeny the Resoolution is the aappropriate aaction. п¹» îë ST. JOSEPH ECONOMIC DEVELOPMENT AUTHORITY RESOLUTION 2010-001 RESOLUTION RECOMMENDING APPROVAL OF A LOT SPLIT FOR LOT 1, BLOCK 1 OF THE BUETTNER BUSINESS PARK WHEREAS, Joel Leach has submitted a request to split Lot 1, Block 1, Buettner Business Park; and, WHEREAS, the lot split would result in two lots measuring 5.31 acres and 3.00 acres in size; and, WHEREAS, the Protective Covenants applicable to the subject property require the Economic Development Authority (EDA) to review lot split requests; and WHEREAS, the EDA has reviewed the lot split request as it relates to minimum lot size within the Buettner Business park; and WHEREAS, a registered land surveyors’ certification for the proposed lot split was included with the application. NOW, THEREFORE, BE IT RESOLVED BY THE ST. JOSEPH ECONOMIC DEVELOPMENT AUTHORITY THAT: The Economic Development Authority does hereby approved the lot split as it relates to the Protective Covenants within the Buettner Business Park relating to industrial lot size; BE IT FURTHER RESOLVED that the EDA hereby recommends the City Council of the City of St. Joseph approve the proposed lot split.
