The following are the Land Uses and the applicable lot sizes: Lot Land Use Lot Size Lot 1 Welcome Center 119,461 sq. ft. Lot 2 College Owned Student Housing 244,006 sq. ft. Lot 3 Athletic Fields and Recreational Facilities 1,150,508 sq. ft. Setback Requirements: Variances from R -4 Zoning, Section 52.30, Subd. 6, may be required depending on the City's interpretation of land uses. The intended setbacks for the College's uses will be 50 feet. Height Limits: A variance from R -4 Zoning, Section 52.30, Subd. 7a), may be required. The R -4 Zoning Ordinance limits building height to 35 feet, and the building height of the structures as designed will be 36.6 feet. EE Zoning would allow the height required for the buildings. Off Street Parking: A variance from R -4 Zoning, Section 52.30, Subd. 8, and Section 52.10, Subd. 4, is required. The dwelling units will be College Owned Student Housing. As such, the appropriate number of spaces for off - street parking is limited to one per student or staff. The number of parking spaces needed for recreational facilities is based upon the College's past experience for such uses. Density: A variance from R -4 Zoning, Section 52.30, Subd. 5h), may be required depending on interpretation by the City. The College Owned Student Housing will consist of 32 units on a lot consisting of 5.602 acres, which should be just under the density limit of six units per acre. Other: Accessory Uses: A variance from R -4 Zoning, Section 52.30, Subd. 4, is required if R -4 Zoning is approved. The College Owned Student Housing will include a Commons Area building, which could be considered an Accessory Building on Lot 2. The athletic fields and recreational facilities will include restroom facilities and a storage area, which would be considered Accessory Buildings on Lot 3. Other: Buildings: A variance from R -4 Zoning, Section 52.30, Subd. 40 1 and 5, may be required, as described above, depending on interpretation by the City as to the uses allowed for an Accessory Building. Application for Planned Unit Development Page No. 1 Attachment, Section 3 Dimensional and Use Restrictions Other: Entrances: A variance from R -4 Zoning, Section 52.30, Subd. 7c), is required if R -4 Zoning is approved. The College Owned Student Housing shall consist of four buildings, each containing 8 dwelling units with 4 units having one entrance on each side of the building. There will not be two separate entrances for each dwelling unit. Other: Common Areas: A variance from R -4 Zoning, Section 52.30, Subd. 14, may be required if R -4 Zoning is approved.
