All land use matters regarding property in the OA area are considered by the Joint Planning Board. At the time the City and Township amended the process, establishing the Joint Planning Board, the area was zoned as Urban Expansion, with the exception of the Industrial Park. The land use regulations all center around the Urban Expansion Area, so the County needs to make this change. St. Joseph Township may be present at our meeting around 7:30 so that we can jointly take action on this matter and recommend the County Board amend the Zoning Map. We would like this to get corrected as soon as possible so that property owners are routed through the correct permitting process. To amend the County's Future Land Use Map in our Comprehensive Plan, we will be holdi.ng a public hearing October 20, 2011. We request that the 3oint Plarming boazd take action on this, providing a recommendation to the County. (See attached Future Land Use Map) To be consistent with all other azeas in the County that fa11 under an Orderly Annexatian Agreement, the property within this area should be rezoned from A-40 to Urban Expansion. The exception to this is the properties currently zoned Commercial. To amend the zonin�¢ mav, the Memorandum of Understanding sets for the following process: The Joint Planning Board shall hold public heatings on all applications for...rezonings. 'The Joint Planning Board shall serve as an advisory board and shall make recommendation on rezoning which sha11 be submitted to the Township and the City for final decision. Rezonings sha11 require the approval of both the Township and the City at a joint meeting. Once this has been completed, we will bring the rezoning to the County Board for actian to change the map. In swnmary, please provide a recommendation to the county regarding the amendment to the Future Land Use Map. Also, let us know when the rezoning has been approved and we will forward it to the County Board. Feel free to contact me if you have any questions.
