PREVIOUS PLANNING COMMISSION ACTION: The Planning Commission has reviewed the Ordinances
as they relate to Parking Pads, Transportation Corridor Overlay and Fence.
BACKGROUND INFORMATION: To help illustrate the boundaries of the Corridor Overlay district, maps
have been provided. It is important to remember that the boundary of the corridor is different than the
setback. The 300 or 100 feet referred to in the Ordinance simply means that property within 300 feet of
the corridor must apply the additional regulations. The setback within is 40 feet. The drafting of the
Corridor Overlay Ordinance was results of a desire to not have CR 75 have an appearance of Division
Street in St. Cloud; thereby creating additional aesthetic requirements.
The Fence Ordinance was amended in 2006 allowing maintenance free fences to be placed adjacent to
the property line provided the posts are contained on the property for which the fence is located.
Before the fence was amended signatures were required for maintenance free fencing.

Amendment to Ordinance 52: Zoning Ordinance
The St. Joseph Planning Commission will be conducting a public hearing on Monday, June 4,
Administrator 2012 at 7:00 PM to consider the following amendments to the City of St. Joseph Zoning
Judy vieyrens Ordinance:
Ordinance 52.10, Off- street Parking — Amendment delineates the requirements for
Mayor parking pads in the front or side yards as it relates to parking.

Ordinance 52.21, Corridor Overlay District — Amendment includes changing some site
development requirements.
Councilors
Steve Frank Ordinance 56, Fence — Amendment includes updating the fencing material, location
Bob Loso for fence and conditions.
