Guests: Joe Walz and GTI Representatives
Mr. Joe Walz representing Walz Properties LLC recently contacted EDA Chair Dale Wick
regarding information/discussion regarding costs of extending utilities to property west of new
CSAH 2 and east of I-94. Walz indicated he was conducting research for a few potential
commercial users.
Wick and MDG responded to Mr. Walz with the best available information and an invitation to
attend the November 28, 2012 Regular EDA meeting to discuss possibilities and estimates with
the full EDA Board. Mr. Walz has agreed to attend and indicated a representative from GTI may
also attend.
For EDA background, the following was provided to Mr. Walz in advance of this meeting:
1. MDG has submitted our CEDS projects for next year, the same three projects from last
year were submitted this year (extension of utilities to Walz/Gateway property,
construction of collector roadway from new CSAH 2 to Walz property, and extension of
utilities to Parkway Business Center).
2. The City has the same information available relative to extension of sewer and water to
the Walz and GTI properties. A map illustrating service routes and preliminary
engineering estimates included in the CIP are attached to this memo.

Staff discussed the extension of utilities to these site at the November 14 staff meeting. City
Engineer Randy Sabart noted an anticipated difficulty in securing needed easements to extend
utilities from where they are existing to the Walz/GTI properties. He suggested Walz/GTI may
wish to request such easements from Bechtold and Puringer representatives. Sabart will also
be attending the EDA meeting to speak to the issue of utility extension to the subject area.
At this point the property is not annexed, rezoned, or platted. Platting of the property
subsequent to annexation and rezoning is a necessary first step toward development and
should likely be the responsibility of the property owners. In the event the property owners do
not wish to plat at this time, a master plan similar to that developed for Gateway Commons
would be appropriate.
