At the previous EDA meeting the Board postponed any action on proposals received for a
hospitality feasibility report. The postponement was approved to provide time for meetings with
EDA
GTI Development and Walz Development. The purpose of the development meeting was to

gauge the level of commitment from developers to moving forward with improvements at 1 -94 &

Staff, consulting staff, Mayor Schultz, and Chairperson Wick met with GTI and Walz
Dale Wick
representatives on November 13th. Both development parties expressed interest in moving
forward but stopped short of committing to platting. Gateway appears to be ready to move
ahead, while the Walz family feels the need to secure an end -user prior to moving forward with
sewer installation.
Both groups did agree to installation of force main along 4th Avenue NW in conjunction with a
planned improvement project for Park Terrace which is scheduled for next year.
The group will meet again on December 3`d at 2:30 p.m. to discuss timeline for sewer extension
with the thought of building sewer main in 2014.

Background:
EDA members received copies of the submittals and were asked to review and evaluate based
on three criteria. The results follow. It is noted the EDA did not agree to move forward with a
study, only to solicit proposals. The proposal solicitation carried the disclaimer.
