ST. JOSEPH PLANNING COMMISSION MEETING
February 6, 1978
Members Present: Chairman Ben Kremer, Virgil Lodermeier, Mrs. Margaret Kelly,
Ron Klein, and City Council Representative Mike Husen.
Meeting called to order at 7:35 p.m.
Minutes of January 9, 1978 were approved.
Mr. Kremer passed out a letter for Wehrman, Chapman Associates, Inc. . of January
18, 1978 in regard to our meeting with Mr. Chapman on January 9, 1978. He also
passed out a handout on planned unit Development, that will be distributed to
the Planning Commission members to read and pass on before the next meeting.
Mike Husen presented a list of people that he contacted to see if they would
serve on the Housing Code Board of Appeals if they were asked to. Discussion
of Rental Occupancy followed.
Discussion of Multiple Dwelling units that were observed by the Commission in
the st. Cloud area.
Jim Landwehr and Don Landwehr representing Cloverdale Estates presented Exhibit A
of Cloverdale Estates 2nd Addition showing Lots 1, 2, 3, of Block 3, on 10th Ave.
S. E. plans are for one 24 unit and two 16 unit multiple dwellings, with approx-
imately 2550 square feet per unit of lot area.
Discussion of the possibility of creating a new R-4 Multiple Residence District
instead of changing the Zoning Ordinance.
Mrs. Kelly made a motion that we recommend that the city Council consider the
establishment of a R~4 District to provide for higher density and more effective
land use than the present R-3 District provides for. Motion seconded by Virgil
Lodermeier. Motion carried unanimously.
Mrs. Kelly made a motion that the Planning Commission recommend Exhibit A, sub-
mitted by Landmark Realty for the development of Lots 1, 2, 3, of Block 3 of
Cloverdale Estates 2nd Addition be favorably considered by the Council. Motion
seconded by Virgil Lodermeier. Motion carried unanimously.
Mr. Chapman will be at our March meeting to talk to us about planned Unit Devel-
opment and the establishment of an R-4 District.
Motion to adjourn at 9:40 p.m. by Virgil Lodermeier seconded by Ron Klein.
