ST. JOSEPH PLANNING COMMISSION MEETING
March 6, 1978
Meeting called to order at 7:30 p.m. I
Members present: Ben Kremer, Chairman, Mrs. Marlene Schroeder, Mrs. Marlene Klett,
Virgil Lodermeier, Ron Klein, Mike Husen, City Council Represen-
tative.
Minutes of February 6, 1978 meeting approved.
AlsQ·in attendance: Tom Jovanovich, Bob Johnson, Roman Reber, Herman Schneider,
Steve Dehler, Don Landwehr, Leroy Rebischke, Bill Chapman.
Leroy Rebischke was present to ask some questions about the possibility of build-
ing an eight unit apartment or motel on the former Fischer property, west of st.
Joe Plumbing & Heating, north of Highway 75, which is zoned Industrial. The lot
is 66' x 273', square footage of 18,018. It was noted to Mr. Rebischke that this
would allow five units in compliance with our ordinance and that at present time
it didn't look to promising for him to build an eight unit dwelling on this lot.
Bill Chapman, of Wehrman, Chapman Associates, Inc. was present. There was some
discussion about the multiple dwelling units in the st. Cloud area that were
visited by some members of the commission. Mr. Chapman thought that if these
multiple dwellings that had a square footage per unit of between 2,000 and 2,500
were acceptable to us, and we thought they would fit in st. Joseph, that we should
consider lowering the square footage and the unit number requirements. He thought
that if we went to a R-4 District, that no one would ask for a R-3 District. I
Mr. Chapman presented a rough draft of a planned Residence Development District
for st. Joseph. It was gone over quickly and little discussion followed. Copies
were given to members to study and make comments at the next meeting. Mr. Chapman
will send a letter on his recomendations from the meeting.
Motion to adjourn at 10:15 p.m. by Virgil Lodermeier seconded by Marlene Klett.
