Purpose of Hearing: To eonsiJer a requesL 1'o!' varianee 1'1'0111 Llw rcquirements of Zoning Ordinance No. 59: that additional building separation shall be provided between buildings on the same site (Lot 3 Blk 8 Cloverdale Estates 2nd Addition) of a di~tance equal to Lhe sum of Lhe average height of the two buildings. Height of buildings has been estimated by City Building Inspector to be approximately 17' to 21' , requiring an estimated 38' distance between structures. Present plans allow approximately 25' (estimated) distance. Contractor Representative: Bill Pritchard presenled information and other pertin- ent design and construction data. Plats were displayed and utilized for board exw/linalion. Prilchal'J indicated average height of buildings to be 41' with an estimated distance "between structures of 26'. The Board received assurances that emergency vehicle passages were adequate and would be maintained free of obstructions and snow accumulation'. Considerable discussion centered on walkway between structures on Lot 3, Board members expressed concern for a need of future surfacíng for a pedestrian or bike passageway to the Morningside Park area south of the- proposed development. 0. DeLoney - Anderson: Ed DeLoney, architect, and Roy Anderson, planner, also pre~ sented project data and answered questions presented by Zoning Board members. Variance Recommendatión: A mot'ion was made by board member Lodermeier to recommend to City Council the granting of variance as requested, the motion was seconded by member Durkee. Voting for the motion: Kremer, Budde, Lodermeier, Klein, Durkee. Voting against motion: None The motion was declared passed. Motion on Walkway Review: A motion was m~de by board member Lodermeier, seconded by member Durkee, that the city retain the right Lo reqUire the walkway, between Lots 2 and 3, Blk 8, Cloverdale Estates 2nd Addition, be reviewed for possible surfacing until the end of summer 1981.
