. Minutes of ~ePh City Planning Commission
L. J 19ð)
. /¡ I
Members Present: Ben Kramer, Tom Nahan, Sister Kathleen Kalinowski,
Hubert Klein.
Visitors: Mike Husen, Elmer Rakotz, Jim Land\vehr, Don Landwehr,
Rudy Gapko.
1. Elmer Rakotz has two lots. In 1968 he built his house on Lot 10 +
20 feet of Lot 9; the Abstract indicates that.. Therefcire, Lot 9
h1.s only 9,807 sq. ft.
His request is to sell Lot 9; however, the City regulation nmv calls
for 10,000 sq. ft. for new addi.tions.
RESOLUTION: The 1,000 sq. ft. regulation does not apply to this
property \vhich "ras previously subdivided and met the ordinance
requirements at that time.
2. Resolution regarding property of Mrs. Giddings:
Tom Jovanovich informed Mike Husen that a compromise might be to
require the new owner to move the mobile home off within one year
after the purchase. The resulting problem of enforcement was dis-
j cussed.
. RESOLUTION: Enforce the present ordinance which does not pel~it
the mobile home on this property which is zoned industrial.
3. Jim Landwehr and Don Landwehr reported on their survey of people
who would be affected by their proposed development plan west of
Park Terrace. In general, the people would like the additional
twenty feet and be willing to pay the proposed $235.
The twenty feet would allów the City access to sewer at the back of
the property on the west end of Park Terrace. The individual owners
would grant an easement to the City.
Landwehr's have eliminated their proposal of seven feet on the south
side of the development, but would be willing to reconsider this if
the residents want it. The primary concern of the residents is access
to their property and this can be provided without purchase of an
additional seven feet.
People on Minnesota Street requested being able to get City sewer and
water at the time of the development. This is being researched by
the city engineer.
Request:
. a. An opinion of the Commission regarding street requirement of 66 feet
versus a 60-ft. street. The Commission agreed that a 60-ft. street

· would ba adequate. The City enginaer has also indicated he \.,111
ma,ka that recommendation tQ the. Council,
b. An opinion of the Commission regarding the twenty foot buffer
on the west end of Park Terraca,
Essentially, this does not require approval of the Planning
Commission. It \>las suggested that Landwehrts contact the City
engineer for information regarding an easement of ten feet versus
twenty feet.
c. An opinion on the number of exits in the proposed development;
the plans provide for one exit.
RESPONSE: One exit is sufficient for the size of this develop-
ment.
The meeting adjourned at 10:00 p.m. The next meeting will be on Tuesday,
September 14 at 7:30 p.m.
Respectfully submitted,
