September 14, 1981 Members Present: Ben Kramer, Tom Nahan, Art Budde, Sister Kathleen Kalinowski. Visitors: Mike Husen, Louis Walz, Jim Landwehr and Don Landwehr. 1. Louis Walz has lot #15, Block 2, Loso's fourth addition, which was sold from lots #15 & 16 in 1954. Therefore, the lot is approximately 5570 feet. Mr. Walz would like to move a house on this lot; his pro- posal would meet the present set back requirements. RESOLUTION: The lot is in compliance with the Ordinance because it was subdivided in 1954 and met the requirements at that time, even though it is now less than the required size. The lot is zoned for single residence. 2. Jim Landwehr and Don Landwehr were present to request approval of the preliminary plat for development of the land west of Park Terrace. The proposed development will be called Park Terrace West. The plan includes the building of 47 new houses in the area. The request was for approval of the Planning Commission with a recommendation for approval to the City Council so that a public hearing could then be scheduled. - Traffic counts have been obtained in June 1981, as previously requested - by the Planning Commission. A copy is attached to these minutes. The Planning Commission has reviewed the preliminary plat on two other occasions. Suggestions were made to the developers at that time. These suggestions have been incorporated in the plat. After considerable discussion the following resolution was adopted: It was moved and seconded that the preliminary plat for the development of Park Terrace West be approved and recommended for approval by the City Council. Motion carried. Although copies of the sewer plan had been presented to the Planning Commission earlier, Jim and Don Landwehr agreed to resubmit copies to the members of the Planning Commission for review. 3. The Planning Commission made the following recommendations to be sub- mitted to the City Council for consideration: a. That a public hearing be scheduled on the Park Terrace West development within thirty days. b. That the Park Board be consulted for an opinion on the out lot plan presented in the preliminary plat. - "/------ \. - ..../-. -., . c. That Mike Husen arrange for a meeting with the City engineer, the developers, and residents in Hollow Park to discuss the development plans before a public hearing is held. This assumes approval of the project by the City Council. d. That the City Council study the advantages and disadvantages of obtaining easements on the property at the east end--the twenty foot buffer. e. That the City Council approve a street requirement of 60 feet. £. That the City Council examine the traffic counts obtained relative to the proposed development project. g. That the City Council examine the feasibility of the proposed development project. 4. The Zoning Map was discussed. Members of the Planning Commission were asked to be prepared to make a recommendation to the City Council at the next meeting regarding this map. 5.
