Kathleen Kalinowski, Art Budde, Phillip Durkee, Ben Kremer, Tom Nahan, Hub Klein Others present: Mike Husen (Council liaison), Craig Tiffany, Jim Krebsbach, Jim Green, Jim Landwehr Meeting called to order at 7:30 p.m. The Planning Commission Minutes for November I were read and approved. Craig Tiffany, representing the Joyce Belford property, 114 E. Minnesota St., asked whether the dwelling officially qualifies as a duplex and what occupanqy would be allowed. The unit is in an R-I zone. After some clarification by the CO~llission, Mr. Tiffany was referred to Roman Reber. Mike Husen announced that Phillip Durkee's request for a 5-month leave of absence from the Commission beginning in January was approved by the City Council. Jim Krebsbach presented a plan for an advertising sign for the gas station that vlould consist of two parts: one part about 7' x 7', the other 8' x 4'. The question was raised whether it would be allowed under the Zoning Ordinance. The answer was probably not, although the ordinance at this point is ambiguous. Jim will return with a request for a sign variance to allow construction of the proposed sign. The need for a rewording of the sign ordinance in the section describing ma.ximum size in the commercial zone was emphasized. Jim Landwehr and Jim Green presented a preliminary plat for constructing 12 single-family units (townhouses), called Cedar Village II Townhouse Addition, in the Clover dale Estates 2nd Addition, Block 1, lot 7 and part of lot 6. The townhouses WOQld be similar in structure to previously built townhouses in that Block. The buyers would own the land underneath the dwelling, but all other areas would be held in common through an association. Ben Kremer moved that the Commission recommend to the City Coyncil approval of the preliminary plan. Repl~tting the la.~d is not necessary. The motion was seconded and passed unanimously.
