Kathleen Kalinowski, Art Budde, Ben Kremer, Hub Klein, Phil Durkee Others present: Mike Husen (Co~il laison), Dave Dropp, Ollie Lesnick, Mike Peterson, Dale Kuklok, Bill Zenner, Joyce Belford, Ray Pfannenstein. A meeting of the Zoning Board of Adjustment and Appeals was called to order at 7:30 p.m. to conduct a public hearing for a request for variance submitted by David Dropp for the property at 318 Old Highway 52. Mr. Ollie Lesnick accompanied Mr. Dropp. They asked for a variance from the lot size requirements to allow greater density in a R-3 Zoning district. A motion was made by Art Budde to deny the request for variance because it did not satisfy the conditions for granting variances. The motion was seconded by Ben Kremer and passed by a vote of 3-2. A motion was made by S. Kathleen to waive the requirement that a written notice of the Board's decision be sent to Mr. Dropp wi thing 10 days in order that he may appeal the Board's decision to the City Council immediately. The motion was seconded and passed unanimously. Mike Peterson, Dale Kuklok, and Bill Zenner are involved in the purchase of a land parcel (Lots 1,2,3, Blk 3, Cloverdale 2nd Addition) for the purpose of I constructing 3 12-plexes. They presented a preliminary site plan and asked if there were any problems. Since the area is properly zoned, the sewer system is oversized, and the set-backs are praper, there seem to be no problems. They will need to present a complete building plan and landscape plan for the Planning Commission's approval. Joyce Belford with, the assistance of Ray Pfannenstein inquired whether a duplex that she is using needed to be certified and inspected before selling it to a buyer who would use it as rental property. Art Budde moved that the present officers of the Planning Commission, Ben Kremer as chairperson and Phil Durkee as secretary, be retained for the year 1984. The motion was seconded and passed. S. Kathleen Kalinowski moved that the Commission Minutes for October, November, and December be approved. The motion was seconded and passed unanimously. Roman Reber reported that after recent written notices of non-compliance had beén sent to those landlords who have not yet registered their rental units, most have complied. Mark Lampert has not yet complied. Mike Strickler has said that his rental unit is being converted into an office. A motion was made by Ben Kremer to recommend to the City Council that the date I for making the annual registration of rental units and paying the fee be moved from February 1 to June 1.
