Minutes of the St. Joseph Planning Commission
May 6, 1985
Members present: S. Kathleen Kalinowski, Art :Budde, Ben Kremer, Tom Nahan,

The Zoning :Board of Adjustments and Appeals was called to order at 1:35 p.m.
to conduot a public hearing for the purpose of considering a request for a
10' variance from the 30' front yard setback requirements for a single-
family residence on Lot 1, Blk. 1, Clinton Village Addn. at 104 :Birch St. w.
The request was submitted by Bruce Austin. A motion recommenðJRg approval of
the variance was made by Hub Klein, seconded by S. Kathleen, and passed
unanimously. Grounds for granting the variance included the following:
1) the lot is a corner lot of about 10,000 sq. ft.; 2) the boulevard beside
:Birch~St. is 15 feet wide so that the distance of the prposed house with,
variance from the aotual curbing is 35 feet. The Zoning Board was adjourned.
The Planning Commission continued with its business.
~ Kuebelbeck asked for a building permit to expand the Laundrymat at the
corner of College Ave. and Minnesota St. An 8~-foot wide space between the
Laundrymat and LaPlayette would be added to the Laundrymat. A motion to
approve the granting of a building permit was made by Art :Budde, seconded and
passed.
Bob Lyons inquired whether a building permit or any other regulations applied
to his plans for renovating the garage behind Linnemann's Store and using it
for a video rental business and bicycle shop. The garage has no water or
tmilet facilities. Parking appears to be satisfactory. No permit was deemed
necessary.
The Minutes of the Planning Commission from April 1 were read and approved.
Dave Daniels from Daniers Funeral presented a site and building plan for a
new funeral home at the northeast corner of College Ave. and Birch St. inter-
section. S. Kathleen Kalinowski made a motion to recommend to the City Couhoil
that a building permit be granted. The motion was seconded and passed
unanimously.
Six students from the College of St. Benedict inquired about the possibility
of obtaining a variance in the number of unrelated persons who could rent a
single-family dwelling looated at the entrance to CSB, Minnesota St. and
3rd Ave. S.W. No clear grounds were identified that would probably justify
the granting of a variance.
The meeting was adjourned at 9:30 p.m.
