MINUTES OF THE ST. JOSEPH PLANNING COMMISSION
April 4, 1988

In Ben's absence Tom called a public hearing to order at 7:30 p.m. to
consider a request for a variance by Mike Deutz. Rachel was the
recording secreatry of the Board of Appleals and Adjustments. The
variance request was for a a-foot side yard setback from the 15-foot
stipulated setback for an additional stall to be erected to an existing
car wash building located at 103 Cedar Street East facing County Highway
52. The ordinace requires a 15-foot setback in an Industrial zone. The
proposed stall will have a 60-foot front setback from Cedar Street and a
46-foot setback from the rear prperty line. A a-foot setback is allowed
in a commercial zone and all of the businesses along Cedar Street are
commercia 1. Phil moved to recommend to the Council the approval of the
variance. The motion was seconded and passed unanimously. The public
hearing of the Board was adjourned.
A letter from Joe Bettendorf, the City Engineer, to the Council was
received by the Commission. The letter expressed concern about the
present minimum residential lot size and minimum front footage as
specified in the Zoning Ordinance. Joe suggested that the Planning
Commission might want to review these two specifications.
The Minutes from March 7 were read and approved.
The meeting was adjourned at 8:20 p.m.
