MEMORANDUM Date: February 28, 2003 To: Planning Commission From: Judy Weyrens____ __ __n ----- - --~ - --- Re: Lot Split Tom Skahen is requesting approval for a simple lot split. The lot is located on County Road 2 and Date Street East. The lot is currently a lot of record and a buildable lot for Commercial development. Tom would like to market the lot for sale, but would like to split 10 feet from the lot to attach to his existing property. The Ordinance does allow for a simple lot and the required infonnation has been submitted. . Therefore a proposed resolution is included in your packet for consideration . . CITY OF ST. JOSEPH PC RESOLUTION 2003..02 RESOLUTION RECOMMENDING APPROVAL OF THE RE-SUBDIVISION OF LOTS 8 & 9, BLOCK 23, PETER LOSO'S ADDITION WHEREAS, Tom Skahen has submitted a request to re-subdivide Lots 8 & 9, Block 23, Peter Loso's Addition; and WHEREAS, The re-subdivision would result in one lot measuring approximately 15,000 square feet and an addition 150 square feet being attached to Lot 10, Block 23, Peter Loso's Addition; and WHEREAS, Section 54.3 Subdivision 2 of the Subdivision Ordinance provides for exceptions from the formal platting process for the re-subdivision of lots provided full compliance with the platting procedures is not needed to meet the purposes of the ordinance; and WHEREAS, The City has received a survey and determined the survey to be adjacent; and NOW, THEREFORE, BE IT RESOLVED BY THE ST. JOSEPH PLANNING COMMISSION THAT: The Planning Commission does hereby recommend the City Council of the City of S1. Joseph find the re-subdivision of Lots 8 & 9, Block 23, Peter Loso's Addition in compliance with the Subdivision Ordinance and exempt the applicant from the formal platting procedures, contingent upon the following condition: . 1. That approved monuments/markers be installed at the new lot corners resulting from the re-subdivision of Lots 8 & 9, Block 23, Peter Loso's Addition by a registered land surveyor. 2. The 10 foot split from Lot 9, Block 23, Peter Loso's Addition shall be attached to the PID number of Lot 10, Block 23, Peter Loso's Addition. DATED THIS DAY OF ,2003.
