required lot area. Mr. Marrin feels that a variance ~hould be granted
because the buildings have been established and lie 18 land locked on
both sides and cannot add on to his facility.
He feels that the proposed change in use from a student rental to
single family townhames is the best use of the property for both the
City and himself.
Lose made a motion approving the variance request of four thousand
(4,OOO) feet, allowing the Bbeve described property to be converted
into B single family dwellings, St. Joseph Town Homes, based on the
following findings:
1. St. Jose~h Code of Ordinances No. ?2.7 s;ubd ;s.

conditions applying to the property in question as to the
intended UBe of the property that do not apply generally to
other properties in the Bame zoning district.
The buildings are existing and the property 18 bounded

c) Granting this variance will not confer on the applicant any
special privilege that is denied by this Ordinance to other
lands in the B8me district.
d) The variance will not impair an adequate supply of light Dnd
air to adjacent property, or diminish or impair established
property values within the surrounding area, or in any other
respect impair the public health, safety or welfare of the
residents of the City of St. Joseph.
e) That the condition or situation of a specific piece of
property, or the intended use of said property, for which the
variance was Bought, is not of so general or recurrent a
nature as to make reasonably practicable the formulation of a
geneT-al regulation for such conc.U-Liens or a :.d.t.uat:ì.uH.

presented, contingent upon the approval of the City Engineer, City
