Dear Mayor and Members of the Council:
I have reviewed the revised Preliminary Plat, Sewer and Water
Plan, and Drainage Plan for Pondview Ridge, and recommend
r approval of the Preliminary Plat subject to the following
~ conditions:

. 1 . I am still concerned that Outlot A (holding pond) is not
large enough to accommodate the potential stormwater runoff.
Approval should be conditioned upon reconsideration of
Outlot A when that particular phase goes into construction.
We may need to add Lot 6 and/or Lot 7 to the drainage pond
area.
2 . I do not agree with the overall drainage plan proposed for
the development. I feel the overall drainage plan is still
short in terms of catch basins and storm sewers, and that no
provision has been made for draining the area along Dale
Street, east of Pondview Drive. Approval should be subject
to reevaluation of the drainage scheme when construction
plans are prepared for the phase in question.
3. The revised plan does not include easements for public
utilities crossing lots and out lots. Approval should be
subject to reevaluation of easement requirements when the
Preliminary Plat is revised, or when the Final Plat for a
given phase is submitted for approval.

4. The connection of 12th Avenue Southeast to Minnesota Street
is sti 11 shown straddling the centerline.- As we discussed
at a recent Council meeting, it may be necessary to shift
12th Avenue west to accommodate a proper connection, and
allow for right-of-way acquisition from the Barg property.
Approval should be subject to the potential re-alignment of
12th Avenue Southeast.
