Most of the people that we serve survive on limited resources and fixed incomes. This causes unique challenges for this demographic as their medical needs increase. Unlike other populations, they lack the ability to acquire supplemental income, and typically do not have access to additional funds. In order to ensure all individuals are provided equal access to quality care and services, Country Manor must find ways to offset costs incurred. One of the ways we are able to do this is through assistance in initial building and proj ect development. Therefore, we are seeking help from the city, school district and county to help alleviate some of the costs associated with the infrastructure of this building proj ect. Country Manor intends to preserve a large portion of the approximately 13 5 acre lot that has been purchased. The new development will be designed with similarities to Country Manor's Sartell Campus, allowing guests to enjoy the beauty of the outdoors. Paved walking paths, scenic sitting areas, outdoor patios, and common vegetable and flower gardens are all likely features of the proposed St. Joseph project. It is important to Country Manor officials to protect the environment and its natural beauty, but this certainly does not come without a cost. This is another reason we ask for your help as we move this project forward. Assistance from the city, school district and county during this phase, as well as their on-going support will allow us to offer tenants competitive rates, and safeguard a return on this approximately $20 million investment we hope to bring to the city of St. Joseph. The backing of city officials, businesses and organizations would also ensure that Country Manor officials are able to maintain focus on the best interest of the people we serve. Your support will determine our ability to expand and cultivate in the city of St. Joseph. Without your help, we are uncertain of the future of this development. The Country Manor Campus consists of a two story building,with 60 units of Independent living, with a mix of one and two bedroom spacious units. The wing also includes temperature controlled secure drive under parking as an arnenity to its residents. This space in total is 118,127 square feet. This building also consists of 24 units of inemory care. The main lobby also includes rehabilitation,fitness, beauty salon,bistro,kitchen, and dining attached at main level. This space totals 35, 328 square feet. The building size is calculated at 153, 455 total square feet. 2. See attached. 3. The proposed use of the property is a combination of 55 and older independent living homes, along with 60 units of independent living apartments units and 24 secured memory care units. Multiple services and amenities available with this proposed development. 4. At this time we are not sure if there will be any need for off street parking.All the parking requirements will be met for the proposed complex with underground parking and onsite parking. 5. The proposed schedule for this project is to break ground in July, 2016. We are estimating a 14 month construction period with the project completion in the month of August,2017. 6. For over 45 years Country Manor has a remained a leader in the health care industry, offering a continuum of care on their 25 acre Sartell based campus. Their ongoing commitment to providing superior health care has earned them numerous awards since 1970, including the recent title of"2015's Best Senior Living Facility in Central Minnesota." But Country Manor Campus is far more than just distinguishable health care. They are a value-based organization that thrives on hometown culture, community, and the opportunity to enrich the lives of the people they serve. If approved, Country Manor's new development will be situated on 13 5 acres of land on the south side of St. Joseph, MN near Kennedy Elementary and St. Benedict College. Phase one of Country Manor's proposal introduces a new concept for the city of St. Joseph, a comprehensive plan for a Senior Living development, robust in size and rich in amenities. Plans include 60 independent senior living apartments, ranging in size from 675 to 1250 square feet, and 24 memory-care apartments, ranging in size from 394 to 848 square feet. The cutting-edge memory care area will present an environment specific to the needs of clients experiencing memory loss and/or cognitive impairments. Assisted Living services will be offered to senior living tenants on an as needed basis, and in the privacy of their own apartment homes.
