PREVIOUS COUNCIL ACTION: On April 18, 2016 the City authorized execution of the Purchase
Agreement, selling the existing City facility to the Collegeville Credit Union. As part of the purchase
agreement the City agreed to expand the size of the second lot.
BACKGROUND INFORMATION: The current City owned property at 25 College Avenue North includes
two separate parcels, one which was the First State Bank site and other which was the former Credit
Union Building. The former Credit Union Building was on a site that was 66 x 66 and was a platted
buildable lot. The agreement creates two parcels with the following dimensions:
1) Building Site 132'x 198'
2) Vacant Site 66'x 198'
The lot split does not confer and building or development rights and if a structure is constructed all
zoning requirements must be met.

REQUESTED COUNCIL ACTION: Authorize execution of the Certificate of Compliance creating the
redefined parcels.

To: Stearns County Auditor's Office
The undersigned Administrator for the City of St. Joseph does hereby certify that the City
Council reviewed and approved at its regular meeting on the 2nd day of May 2016, a lot split separating
the Northerly 66 feet of Lots (4) and(5) from Parcel One adding the same to Parcel Two. The lot split has
created the following two legal descriptions:
Parcel One
Lots Four(4) and(5) and the Southerly Two-Thirds of Lot Six(6)in Block Nine (9)in
the Townsite (now Village) of St. Joseph, according to the plat and survey on file and of
record in the office of the County Recorder in and for Stearns County, Minnesota.

Parcel Two
The Northerly 66 feet of Lot Six(6), Block(9), Townsite of St. Joseph, according to the
plat and survey thereof, now on file and of record in the office of the Stearns County
Recorder.
AND
The Northerly 66 feet of Lots Four(4) and(5), Block(9), Townsite of St. Joseph,
according to the plat and survey on file and of record in the office of the Stearns County
Recorder.

The transfer is in compliance with the Zoning Ordinance and Subdivision regulations of the City
of St. Joseph. Further, this certificate does not operate as approval for any subdivision,platting or
building plans.
