STAFF RECOMMENDATION: Approve amendment to CUP recommending the City Council
grant an amendment on the exterior material approving the existing wood in combination of new brick
and accent siding.
PREVIOUS PLANNING COMMIS5ION ACTION: Last February,the Planning Commission held a
public hearing and made a recommendation to approve a conditional use pernut for a B&B at 29 MN St.E
followed by City Council approval on March 6,2017.
BACKGROUND INFORMATION: Cory Ehlert,owner and applicant has requested to amend the
approved conditional use permit related to the exterior materials for the B&B at the property addressed
29 MN St.E.The approved plan included new hardie board panel siding,brick,and accent siding.The
applicant is proposing to use the existing wood siding rather than replace with hazdie board siding.The
new brick and accent siding would remain.The property is located in the B-1 Central Business District
and wood is an approved exterior building material in the B-1 District. The approved CUP includes the
plans so any change requires review and approval by the Planning Commission and in addition the B-1
District Ordinance specifies that exterior building materials must be reviewed and approved by the
Planning Commission. The house is currently under renovation and the applicant has indicated that the
existing wood siding is in good condition.

Applicarion for a Conditional Use Permit shall be on this form and include the established application fce.The
application and copies of the site plan shall be submitted three{3)weeks prior to the next Planning Commission
mceting.Ten(10) l ix17 copies of tlu site plan drawn to scale,along with an electronic copy to xale showing
the properry dimensions,wetiands,floodplains,grading and drainage,landscaping,location of utilities,location
of ali existing and proposal buildings and their sius,including square footage;location of all existing and
proposed curb cuts,driveways,access roads,parking spaces,off-street loading areas,and sidewalks must be

submitted in the initial application. The City may request additional data deemed roasonable and necessary
related to the conditional use.
A written narrative outlining the Conditional Use requested,along with any information explaining the
operation is required to be submitted as part of your application.
Review sad Decision by the City Council.
The City Council shall review the application after the Planning Commission hss made its recommendation and
will make a final determination to either approve or deny the application.In the granting of approval,die City
Council may impose conditions regarding the location,character and other features of the proposed building,
st�vcture or use as it may deem necessary.
This application must be signed by all owners of the subjeot property.

The Purpose is to request a change from the approved CUP to allow the original
cedar siding to remain as the siding type on the front of the house. The plan
submitted with the original CUP noted that the siding would be Hardy board
panel siding.
Please note that we have decided add several additional enhancements to the
enterior look of the house.These include a new roofwith an upgraded
architectural shingle, replacement of all the windows,add accent color and siding
in the peaks(gable endsj of the house on aU 4 sides and add 1x6 freeze boards at
the transition point of the siding and peaks.Also pa+nt the entire exterior of the
house,finish the underside of the front deck for improved appearance from the
sidewalk.
