Access: Access to the plat would be derived from an ingress/egress easement off of 91 Ave. The access
easement must be recorded prior to the final plat. Future public right of way will be required upon future

platting i.e. 16 Avenue.
Overall Plat Information:
The current parcel is 19.83 Acres. The owner is requesting a one lot plat (minor subdivision) to include an
existing house and detached shed. Subdivisions that do not increase the density of the residential building
sites are allowed. A Declaration of Restriction shall be recorded and included with the deed restricting
development on the residual parcel.
Lot Requirements would follow the UE District.

APPROVING THE PRELIMINARY AND FINAL PLAT
Forest Manor Addition Plat 2
WHEREAS, the Joint Planning Board has received a request for approval of a minor
subdivision (one lot plat).
WHEREAS, a minor subdivision requires preliminary and final plat approval.
WHEREAS, on January 17, 2018, the Joint Planning Board reviewed the proposed preliminary
plat of Forest Manor Addition Plat 2; and
WHEREAS, a final plat for Forest Manor Addition Plat 2 has been submitted which indicates
that the final plat is consistent with the preliminary plat; and
WHEREAS, the proposed plat has been reviewed by the city engineer; and
NOW, THEREFORE, BE IT RESOLVED BY THE JOINT PLANNING BOARD OF ST.
JOSEPH, MINNESOTA: That the preliminary and final plat of Forest Manor Addition Plat 2 be
approved with the following conditions:
1. An ingress/egress easement must be recorded prior to, or at the time of, recording of the final plat.
2. A deed for the residual parcel is required and must be recorded at the time of final plat recording.
3. A Declaration of Restriction shall be recorded and included with the deed restricting development on
the residual parcel.

Whereupon said resolution was declared duly passed and adopted by the Joint Planning Board this 17 day of
January, 2018.
