recommends approval of the architectural metal as proposed on the exterior for Bad Habit Brewing at 25
College Ave.N.
BACKGROUND INFORMATION: Bad Habit Brewing recently purchased the former St.Joseph
City Hall building and is in the process of renovating the building. Interior demolition work has begun.
The renovation also includes exterior work, including a new outdoor patio area and a new exterior
building material is proposed.The concrete work for the patio is planned to be completed this fall yet but
the patio will not be fully completed and open until next year. The fence/wall plan for the patio will be
submitted to the City for administrative review and need to comply with the City's material and height
requirements,along with meeting the city liquor ordinance. Some of the existing brick on the building
would remain but the plan proposes new windows and architectural metal.The property is located within
the B-1 Central Business District(downtown district).Building materials are required to meet the B-1
District standards and downtown design standards.Prefinished architectural metal panels are allowed up
to 15%on each side.The plan proposes to exceed that.The Planning Commission and City Council may
review materials, including but not limited to durable synthetic material or concrete composite material
found to be comparable or superior which mimic the appearance of other approved material.
