PREVIOUS COUNCIL ACTION: In 2002,the City Council approved the preliminary and final plat,and Planned Unit Development(PUD)for the Graceview Estates residential development. The approved PUD provides for mix of housing types, including single family,townhomes,twin homes and apartments. The subject property was approved for two 4-plex units and one 2-plex unit with two roads on both sides of the units. In 2013,the City Council approved a PUD amendment and the final plat of S&H Townhomes of Graceview to re-plat into two twin home lots and two townhomes lots(3-plex units) with one road in the middle with individual driveways to the units. BACKGROUND INFORMATION: S&H Developers,LLC,developer and owner has requested approval of a final plat to re-plat the townhome and twin home lots within the S&H Townhomes of Graceview Plat.The proposed re-plat is minor and adjusts the lot lines slightly to allow adequate room for the front enclosed porch and rear yard patio.One twin home has been completed and the enclosed front porch and backyard patio extend beyond the lot boundary encroaching in the common area.The re-plat would correct this, along with allowing the future homes to be built as planned. The proposed final plat/re-plat is consistent with the preliminary plat and minimal and therefore,may go directly to the City Council for review. JOSEPH Resolution 2018-057 RESOLUTION APPROVING THE FINAL PLAT S&H TOWNHOMES OF GRACEVIEW PLAT 2 WHEREAS,the St. Joseph Planning Commission held a public hearing on the preliminary plat of Graceview Estates on December 3,2001, at which time all persons wishing to be heard regarding the matter were given an opportunity to be heard; and WHEREAS,the St. Joseph Planning Commission reviewed and recommended approval of the preliminary plat of Graceview Estates on December 19,2001; and WHEREAS,the City Council approved the preliminary plat and final plat of Graceview Estates as presented on February 21,2002; and WHEREAS, the City received a request for final plat approval of S&H Townhomes of Graceview,which was within the preliminary and final plat of Graceview Estates; and WHEREAS, the City Council approved the final plat of S&H Townhomes of Graceview as presented on August 15,2013;and WHEREAS,a final plat for S&H Townhomes of Graceview Plat 2 has been submitted which indicates that the final plat is consistent with the preliminary plat. WHEREAS,the proposed plat has been reviewed by the city engineer; and NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF ST. JOSEPH, MINNESOTA: That the final plat of S&H Townhomes of Graceview Plat 2 be approved.
