Pursuant to due call and notice thereof, the St. Joseph Joint Planning Board met on Tuesday, February 11, 2020 at 6:30 PM at the St. Joseph Government Center.
Members Present: Chair Doug Fredrickson, Members Matt Johnson, Steve Olson, Brian Theisen, Ralph Eiynck, Brenda Stanger, Dennis Durand, Community Development Director Therese Haffner
Members Absent: Chad Hausmann
Others Present: St. Joseph Township Clerk Ann Reischl
Fredrickson called the meeting to order at 6:30 PM.
Approval of the Agenda: Stanger made a motion to approve the agenda; seconded by Olson and passed unanimously by those present.
Elections of Chairperson and Vice Chairperson 2020 Olson made a motion to elect Fredrickson as Chairperson for 2020; seconded by Theisen and passed unanimously by those present.
Johnson made a motion to elect Hausmann as Vice Chairperson for 2020; seconded by Olson and passed unanimously by those present.
Minutes: Theisen made a motion to approve the minutes of the December 10, 2019; seconded by Eiynck. Upon vote being taken the following voted: Aye: Johnson, Olson, Theisen, Eiynck, Stanger, Durand Nay: None Abstain: Fredrickson Motion Carried
New Business a.Certificate of Survey for B & K Properties & Salvage PropertiesHaffner presented the request by CNL Excavating and Pam’s Auto for approval of a Certificate of Surveyat 7817, 7613, & 7505 Ridgewood Road. Haffner reported that there were wetlands on the properties butno impact was proposed and recommended approval. Stanger asked if the request was to adjustboundaries. Haffner responded yes and clarified that no new lots would be created and requirementswere met. Fredrickson asked about the future use of Tract C. Haffner indicated the property was guided
for industrial but any development would go through the development process.
Olson made a motion to approve the Resolution 2020-001 Approving the Certificate of Survey for B & K Properties & Salvage Properties; seconded by Johnson. The motion was passed unanimously by those present.

RESOLUTION 2021-001 APPROVING THE CERTIFICATE OF SURVEY APPLICATION FOR A BOUNDARY LOT LINE ADJUSTMENT AND CONSOLIDATION Walz Properties LLC and IMS Properties LLC
WHEREAS, the Joint Planning Board has received a request for approval of a Certificate of
Survey and Boundary Lot Line Adjustment and Consolidation; and
WHEREAS, the applicants and owners of the Certificate of Survey and Boundary Lot Line Adjustment application is Walz Properties LLC and IMS Properties LLC; and
WHEREAS, the subject properties are identified as parcels 31.20691.0015, 31.20674.0007, 84.53300.0264; and
WHEREAS, a minor Certificate of Survey and Lot Line Adjustment and Consolidation
requires Joint Planning Board approval; and
WHEREAS, on August 10th, 2021, the Joint Planning Board reviewed the Certificate of Survey and Boundary Lot Line Adjustment application; and
WHEREAS, on August 10th, 2021, the Joint Planning Board conducted a public hearing on
the Certificate of Survey and Boundary Lot Line Adjustment application; and
WHEREAS, the application has been submitted and is consistent with the Orderly Annexation Area agreement; and
NOW, THEREFORE, BE IT RESOLVED BY THE JOINT PLANNING BOARD OF ST. JOSEPH, MINNESOTA: That the Certificate of Survey and Boundary Lot Line Adjustment and Consolidation application is approved with the following conditions:
1.A Certificate of Compliance must be recorded with the survey at Stearns County
recorders office within one year from the date of this resolution.2. The proposed lot boundaries for parcel 31.20674.0007 will fall entirely within St. JosephTownship and outside the Orderly Annexation Area therefore shall follow any requiredapprovals issued by the Township if applicable.
Whereupon said resolution was declared duly passed and adopted by the Joint Planning Board

You are receiving this notice because you own property within 350’ (three hundred and fifty feet) of a proposed Boundary (lot) line adjustment and Consolidation application that has been submitted to the city of Saint Joseph, MN and falls within the Orderly Annexation Area. In accordance to the Orderly Annexation Agreement the application requires a public hearing.
The public hearing will take place on Tuesday, August 10th, 2021 beginning at 6:30 P.M. at the City of St. Joseph Government Center as part of the scheduled Joint Planning Board meeting. The meeting will also be offered remotely through Zoom.
